Road and pavement renewals for 2014/5 - Vauxhall Gardens wins big!

The council have just announced which carriageways and footways are to be renewed in the next financial year.

“Lambeth roads (carriageways/footways) are given a condition score out of 10 (10 being the worst). Only roads with a condition score of 6 or higher are further analysed for resurfacing works. A final score is then calculated using the condition score and criteria such as the parameter of the road in relation to its distance from schools, hospitals and A/B road linkages, also taking into account traffic sensitivity and planned utility work etc.  A planned works list is created and the road is positioned (on the list) based on the final weighted score achieved.”

Glasshouse Walk playground work well underway

Work is well underway on VGERTA's transformation of the playground at Glasshouse Walk, on the edge of Vauxhall Pleasure Gardens.

The Vauxhall Gardens Residents Association were fed up with the state of the playground, so organised themselves to draw up plans and bid for money. They successfully bid for over £100,000, and now the work has started.

The new playground should be ready to use by June!

Glasshouse Walk playground plans submitted

VGERTA and Lambeth Living have submitted a planning application for the playground at Glasshouse Walk. The plans will transform the dilapidated playground into a green and welcoming new facility. The plans have been drawn up after extensive consultation with the local community, and the funding has been secured thanks to VGERTA's hard work.

A very successful year for Vauxhall Pleasure Gardens

Yesterday was the AGM of the Friends of Vauxhall Pleasure Gardens - an opportunity for the Friends to look back over a very successful year. Highlights have included:

  • Changing the name of the park from Spring Gardens to 'Vauxhall Pleasure Gardens' - a more distinctive and memorable name which directly references the area's 18th and 19th century heritage.
  • Paul O'Grady opening the new entrance to the park (pictured), in a ceremony which attracted large amounts of positive coverage.
  • The Vauxhall Gardens Estate Residents' & Tenants' Association successfully bidding for over £100000 to refurbish the Glasshouse Walk playground.
  • The opening of the Tea House Theatre, and re-opening of the Black Dog pub, which have brought new positive activity to the Glasshouse Walk side of the park.
  • The successful ballot to introduce the Vauxhall Business Improvement District, which will see street wardens introduced, railway viaduct tunnels improved, and other improvements in the area funded by local businesses.
  • The planning approval given to the Cabinet Gallery, which will bring a prestigious art gallery building to the park.
  • The planning approval given to the Basaveshwara statue for Albert Embankment Gardens.
  • New trees and bulbs planted by the Friends in the park.  
Things to look forward to over the coming year include:
  • Vauxhall Pleasure Gardens being part of the Olympic 'Cultural Corridor' - attracting visitors for the Games.
  • Work on the mounds behind the Vauxhall Tavern - to lower them and create a stepped amphitheatre effect.
  • Working on plans to transform Goding Street.
  • Interest from many organisations about holding more events in the park.
  • Investigating the possibility of a mural on the back wall of the Tavern.
  • A VGERTA/ Tea House Theatre Diamond Jubilee street party.
In 2006 a survey showed the park was perceived as being the least safe park in Lambeth. Thanks to the hard work of the Friends and the Council, the park is transformed. The new entrance in particular has reduced crime and the fear of crime dramatically. The Friends continue to do an excellent job and deserve the community's full support!

Spring Mews planning application



Aplanning application has been submitted by CLS Holdings for their Spring Mews development.

The application is for: Redevelopment of 2-16 (evens) Tinworth Street and 100-110 Vauxhall Walk to provide a mixed use scheme comprising a range of buildings up to 8 storeys in height; providing a 120 bedroom hotel (4,353sqm GIA), student accommodation and associated support facilities including 402 student bedrooms (11,355sqm GIA), a convenience retail store (245sqm GIA), a series of small business units (use class B1 - totalling 469sqm GIA) a replacement community centre (561sqm GIA), associated basement servicing area, new public realm, public realm improvements and disabled parking. Please note that no development works are proposed to 92-98 (evens) Vauxhall Walk, Shaftesbury House, Cromwell House and 112 Vauxhall Walk; which would be retained. These are included within the application site to allow for proposed improvements to the public realm and pavements along Vauxhall Walk to the front of these properties.

This is a particularly important development for the community as it will involve re-providing the Vauxhall Gardens Community Centre.

This is especially important for residents who live within the area created by Black Prince Road/Kennington Road/Kennington Lane/The Railway Line as the Vauxhall Gardens Community Centre was set up for the area's benefit.

Glasshouse Walk play area consultation event



VGERTA would like to invite you to the Glasshouse Walk Playground Consultation Event, where we will showcase the three options for the playground regeneration.

These plans were produced after the two community consultation campaigns organised by VGERTA.

We would like to hear your views before we proceed to the funding stage to make this dream come true for our area.

The event is on 30 July, and starts at 12pm and ends at 2pm. There will be music, cakes and refreshments.

Last but not least we would like to thank Lambeth Living and Groundwork for assisting VGERTA to make this consultation event possible through their services including the production of the three options that we will present on the day.

Spring Mews public exhibition



Spring Mews is a proposed new mixed-use scheme including student accommodation with retail, hotel, and a new community centre and cafe. The proposed new development is sited on land bounded by Tinworth Street to the North, Vauxhall Walk to the east, Glasshouse Walk to the south and the railway line to the west.

The proposals have been developed in discussions with Lambeth Council and in liaison with the Vauxhall Gardens Community Centre.

About the existing site and proposals

The site is underutilised at present and has been identified for redevelopment in Lambeth Council’s Local Plan for some considerable period of time. The community centre is tired and the overall run-down site only provides around 20 jobs with most of the site used for coach parking.

CLS's proposals provide for a modern community centre to be built in the same location and the provision of over 80 jobs on the site with new commercial uses. In addition, by providing student accommodation CLS is supporting the delivery of the Council’s affordable housing provision by reducing the demand on the private rented sector that would otherwise be available for family housing. New retail and a public mews will also add to the local amenity and setting with better pedestrian links through to local green spaces and architecture sensitive to the area’s heritage.
